Capital contributions, a one-time fee incurred upon the sale of a home, play a crucial role in our community’s upkeep. This fee, part of the closing and payable to the HOA, is significant as it contributes to our reserves. These reserves are instrumental in maintaining our infrastructure, including paving the alleys, painting our homes, exterior repairs, roofs, and updating the landscaping. You can request a copy of the reserve study to gain a deeper understanding.
The association’s monthly dues are for “operating” expenses. These funds are used for weekly regular landscaping maintenance, insurance, water, electricity, routine exterior maintenance, and more. A percentage of the monthly dues is moved to the reserves.
Our Capital Contribution will be three months of HOA dues. You should soon receive the proxy to vote for or against the contribution. If you have any questions, please reach out to the board or Sentry Management.
