UPDATE 3/12/2024: Please be mindful of the rules regarding the exterior of your home. Nails, screws, or any hooks are NOT allowed on any exterior surface, including gutters. Using such will create a way for the water to intrude into your stucco and wood columns or destroy the effectiveness of the brand-new gutter and waterspout system.
The HOA will use our approved vendor to repair such issues and will charge the resident the vendor fee. Residents cannot use their vendors to make the repairs.

The following is an incomplete list of various rules and regulations. Contact any board member if you have any questions.

Security

  • Our security is provided by Orange County Sheriff office. 
  • Our streets are routinely patrolled with tickets given, radar set up and towing as necessary
  • To avoid a citation, please be mindful of your speed, where and how you park and keeping your tags up to date.

Exterior Maintenance and Repair

  • Roofing
  • Exterior painting
  • Exterior pressure washing
  • Alleyways, paving
  • Maintaining landscaping

Rentals

  • No short – term rentals are allowed. Minimum of 1 year only.

Exterior Maintenance and Repair

  • Owners/renters must keep unit in neat attractive manner
  • Owners/renters are responsible for maintaining front and back pavers pressure washed, clean and free from weeds (updated: the HOA is now providing weed killer spray onto our front and rear pavers)

Lawn Maintenance

  • Owners/renters are responsible for keeping debris off their lawns.
  • Owners/renters must ensure that holiday decor will not affect normal lawn cutting/edging and will not harm landscape.
  • Flags are permitted
  • No signs, including banners, posters, or any kind of advertisement is allowed
  • Hoses must be stored out of sight
  • Garbage cans bust me kept inside. On garbage day (Tuesday) – cans can be placed on the driveway or curb– do not put trash cans on the grass

Structural Exterior

Visible changes to the exterior require ARC Approval prior to changes – if in doubt, ask your ARB

  • Light fixtures
  • House Numbers
  • Privacy screen on doors or windows – this includes “film”
  • Alarm systems
  • Flood Lights are NOT permitted
  • Solar panels
  • All window coverings that face the “street” – must be white
  • Drilling, nailing, into any exterior structure is prohibited

Parking

  • Do not park anywhere in the alleyways, other than the driveways
  • When you see a “no parking sign” please note that means 50′ each way. No parking is allowed on Coventry and Wellington. Residents will be ticketed by OCSO and possibly towed.
  • Abandoned/inoperative vehicles parked outside of the garage will be towed at owner’s expense
    • These are defined as
      • Motor vehicle in a state of disuse, neglect, without a license plate or expired license plate
  • Dual Rear Wheel Vehicles are not allowed to “park” in the community
    • These include any vehicle with more than four weight bearing wheels
      • Trucks, trailers, semitrailers, tractor/trailer combo.
      • Recreational vehicle such as campers, motor homes, and travel trailers
  • Do not block, or park within 20 feet of a fire lane/hydrant
  • Left wheels to curb
    • Vehicle to be parked with the Right-hand wheels parallel to and within 12” of the right-hand curb
  • Do not park at/between the No parking signs.
    • Parking signs throughout the community have arrows that indicate no parking from one signage to the next signage.
  • Do not park within 20 feet of any crosswalk, intersection or mid-block crossing
  • Do not park within 30 feet of any stop sign

Homes are only for residential use

  • No business, commercial, industrial, trade, professional or other nonresidential activity or use of any nature or kind shall be conducted on any Lot.
  • No building shall be erected, altered, placed or permitted to remain on any Lot other than one Residence. 
  • You may work or run your business from home as long as the business is remote and does not involve traffic coming to your home.

Pets

  • All pets must be on a leash when outside of your home
    • We have a small and a large dog park if you wish to let your pet run off leash.
  • Please clean up after your pet.
    • There are several “dog” stations around the community

Holiday Decor

We do ask that decor not to interfere with regular lawn maintenance. i.e., no cobwebs on the lawn. Please keep decor secured so it will not blow away.

  • Christmas decor may be put up after November 18th and must be taken down by January 15th.
  • Halloween decor may be put up on October 1st and must be taken down by November 2nd
  • Easter decor may be put up on March 17th and must be taken down by April 16th
  • Flags may be flown for Pride Month, Memorial Day, Flag Day, Labor Day, etc.
